The location is fantastic, the staff very nice - but it is at best a "c" level hotel. there is no elevator from the entry off princess street so you lug your bags up a full commercial level of stairs. once you are in the hotel, stairs continue at every turn. the rooms and general state is a "c" quality. if you want a great location, and merely an adequate (and clean) room then this hotel is fine.

For a room without a window (you never know if it's day or night)a price of £ 190 per night is far beyond any reality. furthermore i would expect to get early breakfast without any surcharge (room service due to the required time 6 am).

Good location for shopping and convenient for many places of interest. reasonably quiet in spite of boardering the main shopping area. staff very attentive to customers' needs. room nicely modernised with unusual touches of former period retained.

Rjght from the start we were made to feel very welcome all the staff were polite and helpful. the rooms were comfortable and clean. the breakfast was self service and you could have as much as you wanted from cereals to a full english breakfast. the bar meals were good and well priced. over all it was a wonderful stay and i would recommend it to anyone

My husband and i were out at a show in edinburgh on saturday night. it was nice to come back to the old waverly hotel, i have stayed there before and was vwery happy with it.

My daughter and i have stayed here before, it has a brilliant central location, ideal if travelling by train, which we did. the rooms are well decorated, large and clean. the breakfast was ok, but i had to ask if they had porridge, and there were no croissants left by 9.00a.m, which wasn't a disaster,just a little disappointing!

Superbly situated nicely re-vamped old-style hotel right on prince's street. friendly staff and good service generally. stairs up from street level to reception are a nuisance but hotel offers porterage on request. lift to upper floors is small and slow, queues at peak times. cheeky £2 charge for calling an 0800 number, also use of internet is expensive. if starbucks can give it away with a coffee, so can hotels.
