Good location, hotel totals worn

The hotel is located very near to the beach. rooms are totally worn out and need an immediate overhaul. the room and bathroom need to be refurbished asap. it's very old and tatty, the curtains had holes in and the beds are old and noisy. the smell of smoke in room was horrible, the bed linen smelt of smoke. there's discos and bars just next door and opposite to the hotel, it makes the night's sleep very hard, maybe double glazing would help.
