The rooms all vary in size and are decorated in a very traditional style. The bathrooms are light and modern. The rooms are in a good condition and a few on the higher floors have a view to the Firth of Forth.

Excellent location for exploring Edinburgh. Nice rooms and an excellent breakfast at the restuarant over the road.

Comfortable hotel but the room I stayed in was subject to continuous noise from an air-conditioning system somewhere (probably not in the hotel). Rather like spending the night in a cabin on board a ferry! Staff helpful. Everything else fine. Good service at the restaurant across the road where breakfast is served.

Forget all the other reviews. The location of this hotel is the most important. You can walk to all the main attractions, bars and restaurants. The fact it does not have its own bar or restaurant means it is a quiet haven from the city. Friendly and helpfull staff, clean and correctly priced

I have stayed at this hotel several times before and love its central location. The staff are friendly and you get a small fridge in your room! It's competitively priced, although breakfast is served at the resturaunt across the road. At least you get to work off one of the calories you gain there!
The rooms appear slightly dated, but are clean and tidy.
The TV had the basic channels + a couple of Sky ones
(although 5 channels devoted to th Sky demonstration channel seems a bit over the top!). Showers seemed to have plenty of hot water at most times of the day.
Overall I would recommend the hotel

Frederick House provided everything that we were looking for in an Edinburgh hotel. My husband and I did not want to pay luxury hotel prices, but we didn't want to rough it, either. It is located in a less touristy neighborhood, but it is within walking distance of Waverley Train station and all of the sights we wanted to see in Old Town and New Town. Our room was spacious and clean, and the staff was friendly. I would definitely recommend Frederick House to my friends and family.
