Great hotel if you are visiting the Festival Theatre and needing to stay overnight. The receptionist could have been more welcoming. Not a smile on arrival or departure. First impressions count a lot! Apart from that everything else was fine and the staff in the dining room were very helpful.

I spent a Saturday night at the hotel and all-in-all am rather disappointed by the quality of my stay. The location is good, the staff is friendly enough, however the room was not as clean as I was hoping for. The bathroom door handle was broken, one of the shaving lights in the bathroom wasn't working, and the general cleanliness of the room could have been better. I complained at Reception and as there wasn't any maintenance staff on duty at the weekend, they offered to put me in another room on the same (second) floor but as that was an accessible room with a walk-in shower and without a bath tub and any kind of bathroom furniture I declined the offer. I was even more disappointed when I found that some kind of dirty water/condensation under the sink soiled the towels placed there by housekeeping. It gives a run-down impression which you wouldn't expect at this price.

Short stay for a rugby weekend. Ten Hill Place is comfortable, clean and well worth the money. Close to the Royal Mile and all the attractions. Many restaurants close by, but you may prefer the quite comfortable bar and restaurant in the hotel. Room was very sizeable, with all the facilities one would expect.

Extremely conveniently located hotel for Festival theatre, museums, high street and grassmarket area. Tastefully furnished, very comfortable bed, no noise from corridors though hotel was full.

The hotel was very good and I really issue was that the location is not ideal. It is about a 10-15 minute walk into the city centre, through a not particularly nice area, and the walk seems a lot longer in the cold and rain! That said, the hotel was spotless and the rooms huge in comparison to many hotels I have stayed at. The breakfast was also very good, which I admit was the only food I ate in teh hotel. The staff were very friendly and answered any requests positively

A very pleasant stay. The facilities were very good, the atmosphere peaceful, and the staff helpful. Located somewhat onthe edge of the town centre but this was not a problem as the walk passed the University etc was good.
