We stayed for 2 nights and it couldn't have been better. Rooms were very neat, bathroom sparkling clean, breakfast scrumptious and the front desk employees were extremely helpful (especially Fabio) as our luggage was lost and they called all day to the airport to see if it had arrived yet. The hotel is a former abbey which makes it a very comfortable setting to stay in. The location was very convenient to the waterbus stops and the train station.

The hotel is perfectly situated for the bus, rail stations & the water-buses. However, it was down a small alley and not easily found, but directions were happily given and we got straight there. The entrance is through a simple door which the hotel has tried to make better by dressing it up. Once you are through the door the hotel really shows it's worth. You are hit with a lovely warm, scented atmosphere and the lounge is perfect. Our room was nice, if just a little worn. The central light fitting was damaged and one of the curtains had been pulled off a hook and not replaced so it did hang down a bit. Apart from the this the room was lovely. All staff were helpful and polite, particularly the reception staff who were very helpful and offered good advice and assistance that made our stay very very enjoyable.

On our first day we were on the later side getting down to breakfast. All the tables had been used and the table cloths soiled, I had to ask for a fresh table cloth but this was a minor thing.

Good location for the vaporettas, bus and train station. Lucky to have one of the few bridges over the Grand Canal within 100m. Bus transfer from airport to hotel was €3 and the bus station is only five minute walk to the hotel. Bedroom was cosy with limited closet space but we were only having a 3 night stay so didn't have much to store away. Very clean and comfortable. Coffee at breakfast was like sludge and the tea was dishwater but plenty of fruit juice or water available. Bar prices in the evening were very cheap and I'd recommend taking your night cap back in the air conditioned comfortable lounge area.

Accessible location to public transport and proximity to bridge. Availability of garden.
